Let’s be real - selling your home is a big deal. And no matter how many homes I help people sell (and I’ve been doing this since 2003), I still hear the same objections again and again.

Almost every seller I talk to has one big thing holding them back.

Sometimes it’s the fear of not finding the right place next.

Sometimes it’s about privacy - “I don’t want strangers walking through my home.”

And sometimes, it’s thinking, “I already have a buyer lined up, so I’m good.”

I get it, these concerns are totally valid. But here’s the truth: each of them has a smart solution. Let’s walk through the most common seller hesitations and how to handle them in a way that keeps you protected, prepared, and in control.

 

Objection #1: “I’m afraid I won’t find a new home after I sell.”

This one’s HUGE - especially in a competitive market.

The thought of selling your current home, packing everything up, and then… having nowhere to go? Yeah, no thank you. That’s real stress.

But here’s the thing: you’ve got more options than you think.

I had a client recently who was so anxious about the gap between selling and buying that she almost decided not to list at all. We talked it through, and we created a plan: we listed her home contingent on her finding the next one.

That gave her the breathing room she needed. 🧘‍♀️ And guess what? She found her dream home just days after we went under contract. No rush, no stress, no moving into a friend’s basement “just in case.”

Here are a few smart ways to handle this:

This is another one I hear all the time and I totally get it.

Everything is scheduled, tracked, and controlled. We never just throw open the doors to anyone. I personally vet every showing request. If someone isn’t a serious buyer, they’re not stepping foot inside your home.

I had a client once who was extremely private. We did appointment-only showings, used lockbox tracking, and even added a virtual tour so people could “walk through” online before asking to see it in person. That cut down traffic and kept the experience professional and secure.

Exposure matters.

Here’s why listing publicly almost always benefits you:

·         You get backup offers - just in case the first deal falls through.

·         You keep negotiating power - instead of handing it all to one buyer.
